Confirmation of Booking

A booking between the owners and the person(s) making the booking (the client(s) is valid only after the booking form has been completed and signed, the appropriate deposit(s) has been paid to the owners and the booking has been confirmed in writing to the client(s) by the owners.

Completion of the booking form constitutes acceptance of these terms and conditions by the client(s).


Deposit

£300 deposit is required to secure your booking of up to 14nights. Additional deposit will be required for longer stays. This is a non-refundable deposit & will be deducted from your final balance.


Balance

The final balance will be due no later than eight weeks prior to holiday commencement date. The owners reserve the right to cancel the booking where full payment has not been received eight weeks prior to commencement. Bookings made within eight weeks of departure require full pre-payment.


Cancellation by Guests

All cancellations must be notified in writing as soon as possible. In the event of cancellation by the client(s) the following charges will apply:

  • More than eight weeks – Deposit only
    • Less than 8 weeks – 100% of rental cost

We strongly advise that all clients ensure cancellation cover is provided for within their travel insurance policy.


Cancellation by Owners or Management Company

In the unlikely event that personal circumstances necessitate cancellation of the booking we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind).


Security Deposit

A returnable security deposit of £300 is required which must be paid with the balance of the rental. This is to cover damage, breakage and loss to the property or contents and excessive cleaning costs. The party must treat the property, it’s furniture, fittings, utensils and other facilities with respect. Should any damage or breakages occur they should be immediately reported to the management company who will carry out the necessary repairs, replacements etc. Following an inspection of our villa by the management company, the full £300, or such lesser sum should any of the above apply, will be refunded after you return home. This will normally be no later than 30 days of vacation of the premises.

In the event of any damage/loss which is assessed to be in excess of the security deposit, the client will be held responsible for full reimbursement of the outstanding amount within fourteen days. It is important that the property be left clean and tidy at the end of the rental period.


Force Majeure

The owner accepts no responsibility or liability whatsoever for any loss, damage, injury or alteration to the terms of the booking caused by events beyond the Owners’ control including (but without prejudice to the generality of the forgoing) war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.


Check-in & Check-out

Unless you have made special arrangements with the owners you must not check in prior to 4.00pm and you should be ready to leave the villas on your final day by 11.00am. Vacating the properties after this time may incur a charge equivalent to one day’s accommodation cost.

If you feel that the problem needs to be escalated to the owner please email danielle@clg.co.uk. We will ensure that your concern is addressed promptly. The owners are based in the UK, so bear in mind that there is a +5 hour time differential from USA.


Liability

The Owner of the premises accepts no responsibility whatsoever for personal injury, accidents, loss or damage to persons or personal effects however caused. Guests are specifically requested not to allow unsupervised children in or around the pool. NO DIVING. Please note one villa has an oak wooden floor in the lounge leading off the pool doors that can be very slippery and very dangerous. Please ensure persons are dry underfoot before entering the villa. No responsibility can be accepted by the owners for any accidents.

Please note that in Spain, the exterior property doors must be kept closed and locked at all times. Should you exit the property all doors cannot be accessed without keys. Should the keys be locked inside, you will be liable for the cost of a locksmith & an emergency call out fee from our management company.

Please note that the property balcony doors have secure enclosure gates. Please ensure these are locked in the evenings and the property is not unoccupied with these unsecure. Guests take responsibility resulting from the property being left unsecure.


The Accommodation

The accommodation booked cannot be sublet, shared or assigned. It is against Florida Statute & Spanish Law to permit anyone other than those named on the booking form to stay in the villa, any others will asked to leave. It’s the law! Please note our neighbours are residents rather than other let properties and be respectful of their homes and surrounding areas.


Breakage & Damage

It happens! We know! Please let us know promptly so that we can correct any problems prior to the arrival of our next guests.


Handbook

The properties are equipped with a comprehensive handbook detailing correct usage of the facilities provided. Please take the time to read the handbook which will ensure that you make the most of your stay and identify additional risks that you may not have considered. Instruction manuals are provided for all equipment; please refer to the original manufacturer’s documentation in addition to the handbook.


Telephone

Is available for your convenience. Should you make any calls you will be charged accordingly.


Pool & Spa

Under no circumstances should you alter any of the pool controls or valves. The spa is intended for short periods of use only. If you make use of the spa please ensure that you do not forget to switch it off at night.(USA)  Additional costs may be incurred if you fail to do so. No bubble bath or similar liquids are to be used in the pool or spa. For your own safety, glass or bottles are not allowed in the pool area or spa.


Neighbours

Please be respectful of others around you. A quiet time between 9.00pm and 9.00am is strictly enforced.


General

Wet surfaces, such as around the pool area and the tiled areas in the house will be slippery when wet. Please exercise caution. The chemicals required to maintain the pool can damage clothing and furnishings. Please ensure that you do not sit on the furniture with wet clothes.

The American sewage plumbing system to the property is only half the size of the UK’s system. A fee will be charged by the Management Company should they have to fix the blockage.


No Smoking Policy

We ask you to refrain from smoking inside the villas, although it is permitted on the patio area, please use the ashtrays provided. Please dispose of any butts in a tidy manner, not by throwing onto the grass surrounding the home.


No Pets Policy

Under no circumstances are pets allowed into the property.


Disclaimer

Liability – The owners and their agents reserve the right of entry at any time. (this includes such work as pool maintenance, gardeners etc).

Law

Bookings originated in the UK shall be subject to the laws of Scotland and parties hereby submit to the exclusive jurisdiction of the Scottish Courts. Bookings originated in the USA shall be subject to US law and parties hereby submit to the exclusive jurisdiction of Florida State Law. Bookings originating from any other country shall be subject to the laws of Scotland and parties hereby submit to the exclusive jurisdiction of the Scottish Courts.
